Next is Now: MICL’s Game-Changing Take on Neo-Luxury

MICL Group Manan Shah Managing Director

“With a deep-rooted EPC legacy and an ambitious eye on the future, MICL is no ordinary real estate company. Under the visionary leadership of Manan Shah, the third-generation entrepreneur and a Times 40 Under 40 awardee, MICL is not only transforming skylines, but also redefining the essence of luxury and thoughtful design in Indian real estate. From creating iconic towers like Aaradhya Avaan to delivering over 21 projects in just a decade, the company exemplifies innovation, precision, and people-centric development. In this exclusive conversation, Manan Shah shares insights into MICL’s evolution, creative ethos, and a future where luxury is balanced with accessibility and human experience.”

From EPC legacy to luxury high-rises, MICL has transformed its brand identity. What were the pivotal decisions behind this transition?

MICL’s evolution is deeply rooted in its legacy. As a third-generation enterprise, the transformation was driven by vision and intent. The foundation was laid in 1964 with civil and industrial contracts. The business expanded into the port sector in 1990, making a mark by bagging India’s first private port contract in 1996. When Manan Shah joined in 2013, he was clear that he didn’t just want to construct buildings- He wanted to build landmarks that carried MICL’s name. That desire to shift from contractor to developer was pivotal. MICL had already worked with over 25 top developers and had built everything from schools to malls. With EPC expertise, in-house talent, and liquidity, it made sense to move forward with real estate development. Both arms- EPC and real estate- were integrated to enjoy triple margins: contracting profit, developer profit, and interest income. This was not just business- it was about building a legacy, creating a brand identity, and redefining living experiences.

Your hands-on approach to design and development is widely acknowledged. How do you maintain creative control while managing rapid expansion?

I’ve always believed in observing Mumbai from the ground up. Born and raised here, I’ve seen the need for lifestyle-driven spaces. That’s why every MICL project aims to be a statement. Whether it’s growing vertical forests or crafting buildings in the shape of our logo—our approach is always bold and thoughtful. I reject mediocrity. In fact, Avaan’s design underwent 27 iterations before I approved it. I stay connected with every project from blueprint to balcony—whether it’s the lobby upholstery, lighting, or even the gate color. It’s not just architecture; it’s an experience. We don’t build for FSI; we build for emotion, for identity, and for aspiration. That’s how I ensure every MICL project stands out while still managing scale.

You’re steering MICL into international markets—what kind of global synergies or partnerships are you exploring?

At MICL, our philosophy has always been to scale with intent, not haste. We’ve already planted our flag overseas through our international arm, MICL Global, with our first villa project in the U.S. successfully completed and delivered. But we aren’t looking to merely add international addresses to our portfolio — we’re building a reputation as a boutique, high-end, design-forward brand that caters to the evolved tastes of a global clientele.

We are currently developing three more projects in the U.S., including branded residences, where the focus is not just on opulence but also on cultural relevance and timeless design. Each project is treated like a collectible — something that reflects our design ethos, our attention to detail, and our commitment to innovation.

Our approach is deeply curated, not commoditized. We study the local lifestyle, regulations, material availability, and architectural narratives before embedding our signature MICL touch. What’s more, these collaborations with international consultants, artisans, and engineers allow us to import global best practices back to India — whether it’s smarter energy systems, advanced façade technologies, or experiential amenities tailored for tomorrow.

MICL has reported consistent growth and strategic investments. What’s the long-term vision for MICL over the next 5–10 years?

Our long-term vision is two-fold: build iconic structures and create impact across all market segments. We have an 18,000 crore pipeline today, with no land bank and zero debt—which speaks to the power of collaboration, innovation, and execution. In the next decade, we want to dominate not just Mumbai’s skyline but the entire Nation’s luxury landscape. Alongside this, we remain committed to more accessible projects like the one in Dahisar –Mumbai that offers 1BHKs with features typically found in premium housing. We see growth as being both vertical and inclusive. Our strength lies in reading what the city—and the consumer—wants before anyone else does.

Aaradhya Avaan has become an icon in India’s luxury skyline. How did you balance sustainability, smart technology, and aspirational living in its design?

With Avaan, the goal was never to choose between luxury, sustainability, or innovation—but to blend them seamlessly. At 306 metres, the tower not only redefines height but also reimagines how luxury should feel in the modern era. The inspiration was deeply personal: we wanted the building to echo our company’s logo—a world-first that demanded 27 iterations to perfect. But this iconic form also serves function.

Large French windows flood spaces with natural light, reducing the need for artificial illumination—even in bathrooms—enhancing both aesthetics and energy efficiency. We embraced biophilic design, with vertical greenery that improves air quality and emotional well-being. Materials were selected for longevity and minimal environmental impact, while automation systems optimize climate and electricity use in real-time.

Looking ahead, this philosophy continues in our upcoming Marine Lines project, where we’re integrating AI, digital twin simulations, and smart automation—from gesture controls to intuitive energy management. For today’s HNI and UHNI clientele, luxury isn’t just opulence—it’s about experience, innovation, and intent. Avaan Tower 2 is not just a residence; it’s a future-ready landmark that merges elegance with purpose.

Aaradhya Avaan redefines the skyline with its iconic form, cutting-edge engineering, and elevated lifestyle. How did the collaboration with Hafeez Contractor, the structural innovation, and your vision for neo-luxury come together in this project?

Avaan Tower 2 is not just a building—it’s a statement. The journey began with a bold, non-negotiable vision: to create a skyscraper in the shape of our company logo. That meant pushing beyond conventional design. Our collaboration with Architect Hafeez Contractor was intense yet rewarding—I rejected 27 versions before we landed on the final form. It had to be sculptural, aerodynamic, and practical all at once.

At 306 meters, building Avaan meant venturing where no Indian residential tower had gone before. We brought in global consultants who had worked on the Burj Khalifa for structural engineering and wind analysis. Every technical decision—from M80-grade cement and composite columns to fire safety systems—was purpose-driven.

But Avaan isn’t just tall, it’s transformative. Neo-luxury today is about curated experiences—spaces that blend emotion, intent, and comfort. From the cinematic arrival experience to ocean-view pools, private lounges, and a bowling alley—every detail is crafted for the global-first Indian buyer. Avaan Tower 2 delivers more than lifestyle—it delivers legacy. It proves that Indian architecture can be as bold, refined, and future-ready as anywhere in the world.
