How do you view the evolving landscape of the residential and luxury real estate industry in India today?
The Indian residential and luxury real estate sector is undergoing a transformative shift. At Brigade, we see a growing preference for integrated townships, mixed use developments, smart homes, and sustainable living. In fact, Brigade has been a pioneer in developing integrated townships. Buyers today are discerning; they seek not just a home but a lifestyle. This has led us to focus on curated experiences, wellness-centric amenities, and future-ready infrastructure across our developments in Bengaluru, Chennai, Hyderabad, and beyond.

 Can you take us through your journey—from a single visionary idea to over completed projects? What were the defining milestones?
Brigade’s journey began in 1986 with a five-member team and a bold vision to redefine urban living. Since then, the company has evolved into one of India’s leading real estate developers with over 250 completed projects across residential, commercial, retail, hospitality, and educational spaces. Some of the defining milestones along this journey include the launch of Bengaluru’s first centrally air-conditioned shopping complex in 1992, the introduction of the city’s first multi-storeyed industrial complex in 1995 and foraying into hospitality in 2004 with serviced residences. In 2007, Brigade Group was successfully listed on the NSE and BSE, setting the stage for further growth. The unveiling of Brigade Gateway in 2010—a first-of-its-kind lifestyle enclave integrating a mall, hospital, school, and hotel—redefined urban planning. In 2016, Brigade REAP was launched as Asia’s first PropTech accelerator, reinforcing the company’s innovation ethos. More recently, the Group has expanded into Tier-2 markets and is developing integrated townships such as Brigade Orchards, Brigade El Dorado and Brigade Cornerstone Utopia, cementing its legacy as a pioneer in forward-thinking, community-first developments.

With the RBI slashing the repo rate by 50 basis points to 5.5%, how do you see this impacting housing demand, project financing, and overall market sentiment?
This is a welcome move. Lower interest rates directly enhance affordability for homebuyers, especially in the mid-income and luxury segments. For developers, it improves access to capital and reduces the cost of borrowing, which is crucial for accelerating project execution. We anticipate a positive uptick in housing demand and a more buoyant market sentiment across metros and emerging cities.

What kind of relief or opportunity does this monetary easing bring for developers in terms of financing ongoing or stalled projects?
Monetary easing provides much-needed liquidity. For Brigade, it enables us to fast-track ongoing developments and explore new joint ventures. It also supports our expansion into high-potential corridors like Sholinganallur–Medavakkam in Chennai.

 How are you incorporating emerging trends like smart home technology and sustainable building practices into your projects?
We’ve embraced smart home automation across several projects, offering residents smart automation options via mobile apps and voice commands. We are also very serious on introducing sustainable practices and features in our buildings. Recently, we launched a Net Zero project, the first of its kind in Bangalore. Simultaneously, our design philosophy emphasizes intelligent space utilization, natural ventilation, and energy efficiency. Projects like Brigade Cornerstone Utopia and Brigade Orchards exemplify this blend of technology and sustainability.

Green buildings are gaining traction across the globe. What steps has your company taken toward sustainable, technology-driven transformations?
At Brigade’s projects, the sustainable features are well beyond the stipulated guidelines, keeping our ESG goals in mind as we work towards achieving net zero by 2045. The company is part of the Science-Based Targets initiative (SBTi), ensuring its emission reduction roadmap aligns with global climate science. We are extremely conscious of the impact of our actions on the environment and adhere to stringent sustainability and environmental conservation practices. Renewable energy, tree plantation drives, recycling of wastewater, decrease in carbon emissions, recycling and reuse of waste energy utilization and increasing the use of eco-labelled materials during construction are some of the sustainable practices we follow. From site selection to design and development and operations, we ensure our projects are aligned to our sustainability goals. In fact, we had incorporated sustainability measures even before it was mandated, with our first green building, Brigade IRV Centre in 2011, and we continue to obtain green certifications across all our commercial and residential projects – at present we have over 6.3 Mn sqft of green certified buildings in our portfolio. We have installed low-flow fixtures, implemented advanced wastewater treatment systems like triple plumbing for efficient water usage in our recent residential projects and technologies like smart meters that help us control water in real-time and limit wastage. Our efforts extend to energy efficiency through solar panel installation and smart electrical systems, among other things. Additionally, we focus on biodiversity through extensive tree planting initiatives and the creation of ‘Urban Forests’. The Group has also pledged to launch a Sustainable Procurement Policy by 2024 and aims to certify 100% of its lease rental properties under the WELL Health-Safety Rating by 2028. By 2025, Brigade plans to increase biodiversity by at least 10% across its sites and ensure comprehensive ESG training across its value chain.

 India’s Tier-2 & Tier-3 cities are becoming real estate hotspots. How are you tapping into this trend and what excites you about these markets?
We see immense potential in cities like Mysuru, Kochi, and GIFT City. These markets offer affordability, improving infrastructure, and rising aspirations. Our developments in Mysuru and our strategic investment in GIFT City through the Brigade International Financial Centre reflect our commitment to shaping the next wave of urban growth.

What challenges do you foresee in the industry and how do you plan to navigate them innovatively?
The industry faces challenges around regulatory compliance, rising input costs, and evolving consumer expectations. At Brigade, we’re addressing these through innovation—be it via our PropTech accelerator REAP, which supports startups in construction tech and sustainability, or by investing in digital transformation across our operations.

Looking ahead, how do you envision the future of residential/commercial real estate in India, especially post-2025?
Looking beyond 2025, Brigade Group envisions a future where real estate is defined by adaptability, sustainability, and human-centric design. On the residential front, we anticipate a surge in demand for integrated townships that offer not just homes, but holistic ecosystems—complete with wellness zones, co-working hubs, and digital infrastructure. The rise of hybrid work models will continue to influence spatial planning, with flexible layouts and smart home features becoming standard. In the commercial segment, we foresee a shift toward Grade A office spaces that prioritize energy efficiency, health certifications, and collaborative environments. Our flexible workspace brand, BuzzWorks, is already scaling to meet this demand. Additionally, with the government’s push for infrastructure development and urbanization in Tier-2 and Tier-3 cities, we’re strategically expanding into high-growth corridors like Sholinganallur–Medavakkam in Chennai and GIFT City in Gujarat. Sustainability will remain at the core of our strategy, with every new project aligned to our Net Zero 2045 roadmap. As India’s urban fabric evolves, Brigade is committed to shaping spaces that are resilient, inclusive, and future-ready.
