Delhi-NCR Leads Premium Living, Accounts for 57% of Sales in H1 2025

Delhi-NCR has firmly established itself as an epicentre of India’s luxury housing market, with the 57% of all high-end residential sales across the country in the first half of 2025. According to the recent report by CBRE South Asia Pvt. Ltd. and ASSOCHAM, the region recorded sales of approximately 4,000 luxury housing units between January and June this year, marking a threefold increase compared to the same period in 2024.

This growth far outpaced the national average and instrumentally derived the overall 85% year-on-year (YoY) surge in luxury housing sales across India during the first half of the year. The performance of NCR is indicative of the area’s increasing appeal to influential homebuyers, who are lured to its roomy floor plans, gated enclaves, and first-rate amenities. Developers, too, are responding to this shift in demand.

Delhi-NCR, along with Mumbai and Hyderabad, contributed over 90% of the 7,300 new luxury housing units launched in H1 2025 which is a 30% increase from the previous year. Within the NCR, Gurugram stands out as one of the most aspirational and active luxury housing market. The potential rise is a result of lifestyle-oriented projects and developments in Dwarka Expressway, Golf Course Road, and New Gurugram. With amenities like private theaters, health centers, rooftop pools, and concierge services, the developers are now focusing on how important it is to provide not just residences but whole, well-curated experiences.

Furthermore, Noida is also gaining prominence as an emerging preference in the luxury real estate field, moving from a historically mid-segment market to a desired destination for premium homebuyers. With large-scale infrastructure improvements, increased metro connectivity, and the development of planned sectors, the city is drawing increasingly discerning buyers seeking premium living surroundings.
