Pune Growth Corridor: A New Epicentre of Infrastructure, Investment, and Innovation

Purandar Set to Redefine Connectivity with Upcoming Airport, MIDC IT Park, and Ring Road — Catalysing the Pune Growth Corridor

The Pune Growth Corridor is fast emerging as one of Western India’s most promising development belts—an integrated zone of infrastructure, industry, and investment reshaping Pune’s urban narrative. Anchored by three transformative projects — the upcoming Purandar Airport, the MIDC IT Park, and the Pune Ring Road — this corridor connects key growth hubs such as Jadhavwadi, Saswad, Jejuri, Wadki, and Hadapsar Annexe. With enhanced connectivity, expanding employment opportunities, and rising real estate demand, the Pune Growth Corridor is positioned to become the city’s next big destination for both investors and homebuyers. Over the next few years, it will not just serve as an extension of Pune’s growth but as a new urban frontier where innovation, infrastructure, and liveability converge.

Purandar Airport: A New Gateway for Growth

The upcoming Purandar Airport is expected to be a major milestone in the region’s connectivity story. Designed to decongest the Pune International Airport, the new facility will not only enhance domestic travel but also open direct international connectivity. The airport is also planned to serve as a cargo hub, strengthening Pune’s role as an economic and logistics hub in Western India. For residents and businesses, this improved access will translate into faster connections, greater convenience, and increased trade opportunities.

MIDC IT Park: Expanding Pune’s Technology Footprint

Complementing the airport project, the state government has initiated the development of a large-scale MIDC IT park on nearly 1,500 acres of government land in Dive, Chambali, Kodit, and surrounding villages. This move is expected to significantly reduce the city’s overdependence on the Hinjewadi IT Park while creating new technology and service-based employment opportunities closer to the proposed airport.

The synergy between the airport and the MIDC IT Park is poised to be a powerful magnet for investment. Together, they will attract global enterprises, encourage startups, and foster an ecosystem that benefits both local businesses and residents. This will accelerate Purandar’s emergence as a thriving technology hub and a cornerstone of the Pune Growth Corridor, placing it firmly on the map as a destination of choice for multinational corporations and knowledge workers.

Pune Ring Road: Connecting the Dots

Equally transformative is the Pune Ring Road, a 170-km project that has already seen significant progress, with land acquisition nearly complete and construction underway on several stretches. Once operational, the ring road will connect major highways, industrial clusters, and residential belts around Pune. Travel time across the city’s periphery will be drastically reduced, providing seamless access to emerging areas such as Jadhavwadi, Wadki, Fursungi, Hadapsar, and Wagholi.

This improved connectivity is expected to enhance liveability and support the expansion of urban infrastructure in areas that were previously considered peripheral. The ring road, combined with the upcoming airport and MIDC IT park, positions Purandar as one of the most strategically connected regions in Western India.

Unsurprisingly, these landmark developments have already sparked interest from both investors and end-users. Locations such as Jadhavwadi, Saswad, Jejuri, and Hadapsar Annexe are strategically positioned to benefit from improved accessibility. In fact, land values in these belts have appreciated by nearly 20–25% over the last three years. Experts believe this upward trend is only set to accelerate as infrastructure projects near completion.

Commenting on the development, Mr Sumit Sapru, CEO, Shapoorji Pallonji Real Estate, said:

“Infrastructure has always been the foundation of economic growth. With the airport, MIDC IT Park, and ring road coming up in Purandar, we are witnessing the emergence of the Pune Growth Corridor, a node that will redefine connectivity and opportunities for Pune and its surrounding cities. This corridor is set to transform areas like Jadhavwadi, Hadapsar Annexe, and Jejuri into high-potential investment hubs, where improved accessibility and economic activity will shape the next wave of urban development.”

With a new airport, an IT hub, and a modern ring road all converging in Purandar, the Pune Growth Corridor is poised to become one of India’s most dynamic growth stories. For Pune, it signals not just expansion but the creation of a new urban frontier that will drive jobs, investment, and connectivity for decades to come.
