2019 is a positive year for warehouse sector. Warehousing is witnessing a steady growth from 2017, since the sector was given infrastructure status. Facilitation of government regulations and organized reformations like implementation of GST, set up of a Logistics Department in the ministry of commerce and other changes in the policies has motivated further confidence in this segment. Growing manufacturing activity, rising domestic consumption, increasing international trade, advent of structured retail in the country, increasing private and foreign investments in infrastructure along with the e-commerce boom will keep the sector development active for the next few years to come. 2018 was a 22% year-on-year growth in total stock in Grade A & B warehousing space in top eight cities while absorption saw a 60 % year on year growth in these markets. Delhi NCR, Mumbai, Pune, Bengaluru & Chennai emerged as the top 5 markets in terms of demand and absorption. Aligned with the demand and requirements, built- to-suit developments like ours constituted for 26 % of the absorption last year.

What is your business plan, in terms of expansion and development, for the progressive year-2019?

Embassy Industrial Parks plans to build quality Grade A industrial, light manufacturing and warehousing spaces in close proximity to leading consumer and industrial centres across the country. We are planning to build 8 to 10 industrial parks around eight key-cities that include Mumbai, Delhi, Bangalore, Pune, Chennai, Hyderabad, Kolkata and Ahmedabad and then gradually move to metros.  There will be more than one park in Delhi and Mumbai; 9 parks, over the next 3 years which will total to 35 million sq. ft. of potential development.

Is there something you would like to share with your audience at large, as in discussing your trade principals and motives?

Since the establishment of business, it has been a learning curve for us. Being the first mover is an advantage because you enjoy the position till other’s catch up, the other side of that coin is that you apply all new innovations and strategies before others and hence have no chance to learn from other’s mistakes. Embassy Industrial Parks take pride in ability of identifying the future a little before it’s time. This allows us to be informed as well for the entire industry. We believe in providing best-in-class when we say Grade A. We want to build the best available product nationally and allow the customers to follow. This has been highly reflective in the amount of repeat business we get. A major learning for us has been to never compromise on specifications or quality of construction.
