South Bengaluru is emerging as a significant real estate growth corridor as expanding infrastructure, technology-led economic activity and improving connectivity reshape the city’s development map. At the same time, there was an year-on-year increase in property as well as rental values to the tune of 3-6% and 4-6% year as of the second quarter of the year. From a launch perspective in the first half of 2026, the South submarket accounted for 20% in project launches, in a testament to growing market activity in the region.

Interestingly, South Bengaluru is already becoming a hub for premium and luxury housing projects led by the inflow of large organisations and startups with spacious high-rise apartments, low-density villa projects and more. This can be construed as one of the fastest evolutions of residential real estate in an upcoming micro market with significant upside, triggering a robust increase in land acquisitions by real estate developers.
